AUTO REPAIR Auto repair is prohibited in a residential area except for emergency repairs.
COMMERCIAL BUSINESS IN RESIDENTIAL AREA Operation of a commercial business in a residential area is prohibited.
COMMERCIAL VEHICLES STORED ON PRIVATE PROPERTY Storage of commercial vehicles in a residential district is prohibited.
FARM ANIMALS Agricultural animals are prohibited in residential zoned districts.
GRADING Grading plans must be filed with the Public Works Department and a grading permit must be obtained from the Building Department before beginning actual work on your property. Grading must be done according to the approved plan and generally the property must drain to the right-of-way. Under normal conditions drainage cannot cross another’s property.
HOME OCCUPATION Home occupation is a commercial use conducted entirely within the residence and conducted by family members residing in the home. The use does not alter the exterior or affect the residential character of the neighborhood. There are no employees or foot traffic allowed at the residence.
LIGHTING VIOLATION All lights must be shielded from shining onto adjacent properties in a residential area.
OCCUPIED RV Occupation of an RV is prohibited unless inside of a recreational vehicle park.
RECREATIONAL VEHICLES STORED ON PRIVATE PROPERTYStorage of more than 3 recreational vehicles or travel trailers is prohibited.
SETBACKS Sheds and accessory structures require proper setbacks from the property lines and other structures. If you feel that your property and neighborhood is appropriate for a particular land use or activity prohibited by the code, you may apply for a Special Use Permit, Waiver of Standards, Variance or Zone Change depending on the circumstances. The application must be submitted with a non-refundable fee to the Department of Comprehensive Planning and there is no guarantee of approval. These requests are considered by the Planning Commission and may be appealed to the Board of County Commissioners.
SPECIAL USE PERMIT APPLICATION “Special Use Permit Application” means a request filed with the Zoning Administrator to consider a specific location not permitted by right in any district(s).
VARIANCE APPLICATION “Variance Application” means a request requesting relief from the requirements of the code for reasons to be demonstrated by the applicant.
WAIVER OF CONDITION APPLICATION “Waiver of Condition Application” means a request filed with the Zoning Administrator to modify a condition imposed by the Commission or Board on an approved land use application.
WAIVER OF STANDARD APPLICATION“Waiver of Standard Application” means a request filed with the Zoning Administrator to modify a development standard where the provisions of an alternative standard, or other factors which mitigate the impact of the relaxed standard, may justify an alternative.
ZONE BOUNDARY AMENDMENT APPLICATION “Zone Boundary Amendment Application” (also known as “Zone Change”) means a request filed with the Zoning Administrator to amend the Official Zoning Map of Clark County by reclassifying property from one zoning district to another and which includes certain types of amendments.
