Parcel Map Review Submittal
Purpose:
The Minor Subdivision Parcel Map Review procedure is to allow the Director of Public Works to review preliminary maps for subdivision of four or fewer lots to ensure conformance with improvement requirements, design standards, and all other applicable regulations.
Submittal Process:
Send an e-mail to ccpwmapteam@ClarkCountyNV.gov and attach each of the required documents based on the Parcel Map Submittal Checklist (see link above). Once the Map Team verifies that the provided documents meet minimum submittal requirements, they will then schedule a date for the submittal to be processed and for fees to be paid.
Review Process:
Within 30+/- days from acceptance, the Map Team, Comprehensive Planning Trails Division, Las Vegas Valley Water District (or appropriate water purveyor), Southern Nevada Health District (if required), and Clark County Water Reclamation, will conduct their review and a parcel map review letter will be prepared. The parcel map review letter will list all of the conditions and requirements for the next step, technical review, which will be e-mailed to the contact/applicant.
Fee:

NOTE: This step does not apply to parcel maps within Major Projects developments, Summerlin and Rhodes Ranch.
NOTE: Follow the same process for amended maps.
Administrative Exception Submittal
Purpose:
An administrative exception to filing a Parcel Map Review may be submitted if all issues that would have been identified in the Parcel Map Review, have been addressed. Such request for administrative exception must be in writing and must be accompanied by the following:
(a) One copy of documentation explaining that the following requirements have been identified and satisfied through previous subdivision or land use application approvals;
(b) Approval of the proposed land use;
(c) Demonstration of legal access to the parcel;
(d) Evidence that the property is outside the 100-year flood plain;
(e) Approved drainage impact analysis or evidence that the drainage requirements have otherwise been identified and/or satisfied, and;
(f) Evidence that any required off-site improvement requirements have been identified and/or satisfied.
(g) Applications subject to the Cooperative Management Area Deed Modification Policy shall not be accepted without confirmation from the Department of Aviation.

Once the Map Team verifies that the provided documents meet minimum submittal requirements, they will then schedule a date for the submittal to be processed and for fees to be paid.
Review Process:
Within 10+/- working days from acceptance, a decision will be made on the application and e-mailed back to the contact.

NOTE: This step does not apply to parcel maps within Major Projects developments, Summerlin and Rhodes Ranch.
Technical Review Submittal
Purpose:
The Parcel Map Technical Review procedure is to allow the Director of Public Works to review Minor Subdivision Parcel Maps or amended maps to ensure conformance with improvement requirements, design standards, detailed survey information, and technical correctness of the map.
Submittal Process:
Send an e-mail to ccpwmapteam@ClarkCountyNV.gov and attach each of the required documents based on the Parcel Map Submittal Checklist (see link above). If a parcel map review or administrative exception was completed, indicate the application # in the subject line (ex: MSM-24-600XXX). Provide any other required documents per parcel map review letter, if applicable. Once the Map Team verifies that the provided documents meet minimum submittal requirements, they will then schedule a date for the submittal to be processed and for fees to be paid.
Review Process:
Within 30+/- days from acceptance, the Map Team and Assessor’s Office will conduct their review and a technical review letter will be prepared. The applicant will receive an e-mail containing the Technical Review Letter along with any redlines.
Fee:

Back Check Review Submittal
Purpose:
The Back Check Review is the subsequent review of Parcel Map Technical Review. The back check will address and satisfy any corrections and/or comments from reviewing departments and agencies prior to approval to mylar.
Submittal Process:
Upon completion of corrections from the technical review letter, as well as addressing all redlines, resubmit the corrected documents for a back check review. Send an e-mail to ccpwmapteam@ClarkCountyNV.gov with the application # indicated in the subject line (ex: MSM-24-600XXX). Attach each of the required documents based on the checklist in the review letter. The Map Team will verify that all the required documents have been provided. If original copies of documents are required per the review letter, they must be dropped off to the Map Team counter before acceptance of the back check submittal. Staff will then accept and route the back check submittal for review.
Review Process:
Within 10+/- days from acceptance:
a. If all corrections have not been satisfied, then a back check review letter will be e-mailed with additional corrections needed to proceed. This process will be repeated until all corrections/comments have been satisfied.
b. If all corrections are completed, the applicant will be e-mailed an approval to submit the mylar. This e-mail may include conditions or minor corrections that must be completed or provided when requesting to submit the mylar.

NOTE: If changes are made to the map after staff has reviewed and/or approved, a discussion must occur with staff to ensure changes are acceptable. If accepted, additional fees may be required, and will be processed as a back check. Changes/fees will be accepted up to two times or at the discretion of the Map Team. If not accepted, the map will need to be withdrawn and resubmitted.
Mylar
Purpose:
The Parcel Map Mylar review is to enable the Director of Public Works to verify completion of and conformance to the Parcel Map Technical Review.
Submittal Process:
Send an e-mail to ccpwmapteam@ClarkCountyNV.gov with the application # indicated in the subject line. Attach each of the required documents, per the Mylar Checklist. The Map Team will verify that all the required documents have been provided. They will then schedule a date for the mylar to be dropped off and for fees to be paid.
NOTE: If off-site improvements are required, they must be permitted/bonded and signed off by Development Review before requesting mylar submittal. If any required separate documents or vacation and abandonments are required to record prior to minor subdivision map, they must be in a recordable state in order to schedule mylar appointment.
Review Process:
Within 10 calendar days from acceptance, the mylar will be routed for final approval signatures. Any vacation and abandonments and/or separate documents that need to record prior to this final map, will be recorded while the mylar is being routed for signature. An e-mail will be sent to the contact when the mylar is released for recordation.

Extension of Time
Purpose:
The purpose of the Extension of Time procedure is to allow additional time for property owners to complete requirements of Title 30 or for the recordation of the map.
Submittal Process:
Send an e-mail to ccpwmapteam@ClarkCountyNV.gov with the application # indicated in the subject line (ex: MSM-24-600XXX). Within the e-mail include the following:
a. Expiration Date
b. Application form attached in PDF format. Name the file “APP”
If the provided documents meet submittal requirements, we will schedule a date for the submittal to be processed and for fees to be paid.
Review Process:
Within 10+/- working days from acceptance, a decision will be made on the application and e-mailed back to the contact. Requests for extension may require the re-evaluation of map requirements, which may result in revised or additional requirements or recalculated bonds and fees to ensure they are sufficient for the construction of required improvements. The decision-making body may deny or add new conditions to the application if it finds that circumstances have substantially changed to warrant denial or additional conditions.

NOTE: An application to extend a map shall be submitted before the date it is due to expire, or the last working day prior to the expiration.
