Assembly Bill 363 (AB363) in the 2021 Nevada legislative session mandated the County to enact an ordinance to authorize short-term rentals subject to the provisions of AB363 and any further policies put in place by the Board of County Commissioners. On June 21, 2022, the Board of County Commissioners passed an ordinance related to the regulation of the short-term rental industry, which has been codified in Chapter 7.100 of the Clark County Code

On April 15, 2024, the Clark County Department of Business License sent out denial notices via regular and certified mail to applicants that submitted an incomplete application for a Short-Term Rental Unit License, are ineligible property owners, or applied using an ineligible residential unit under Clark County Code Chapter 7.100. The applicants may appeal the denial of their application per Clark County Code 7.100.110 - Issuance or denial of short-term rental license.  The appeal period will be open for thirty days. The denials are based on deficiencies identified in the application materials available to Clark County Department of Business License at this time. The reasons for denial are not exhaustive and additional reasons for denial may be identified upon physical inspection and continued investigation. 
 
7.100.110 - Issuance or denial of short-term rental license.

(b)Upon denial of an application for a short-term rental license, the department shall issue a written notice of the denial of the application to the applicant which clearly sets forth the reasons for the denial. Any applicant aggrieved by the denial of an application for a short-term rental license may request an administrative hearing before a hearing officer in accordance with the provisions of Section 6.04.090(j) of this code.
 
Clark County Department of Business License is continuing to review and investigate applications that have not been denied. This may include physical inspections and review of previous violations of Clark County Code.

The application period for Short-Term Rental Units is now closed.

  • A complete application for a Short-Term Rental Unit License must have been submitted by no later than Aug. 21, 2023.  Late or incomplete applications are not being considered.
  • Please be advised that it is prohibited and unlawful to operate a short-term rental unit in unincorporated Clark County without holding a valid unexpired short-term rental license pursuant to Clark County Code 7.100.230 and may result in enforcement action.
